The brief

The client already had planning consent and wanted a warm, modern home that still read as a barn.

The challenge

Several roof timbers had rotted through and the conservation officer wanted the original openings left unaltered, with no new windows on the road side.

How we did it

We surveyed and numbered every timber, splice-repaired what we could, and lit the interior through the old cart doors with full-height glazing and conservation rooflights.

The outcome

A comfortable, well-insulated home heated by an air-source heat pump, with the barn's character intact and conservation sign-off first time.

What we delivered

  • Structural timber repairs
  • Insulated roof & reclaimed slate
  • Glazed cart openings
  • Air-source heat pump & UFH
  • Oak staircase
